Wildfire models score your home from aerial and satellite imagery captured on a cycle, not a live feed. If you cleared brush, cut trees, or replaced the roof after the last capture, the model may be scoring a property that no longer exists.

The models behind most wildfire nonrenewals, including Z-FIRE, the CoreLogic and Cotality scores, and FireLine, read imagery that a vendor captured on a refresh schedule. Between refreshes, the model's picture of your parcel is frozen. Your defensible space work, the vegetation you removed from 0 to 5 feet off the structure, the Class A roof that replaced the shake one: none of it exists to the model until new imagery does.
Nobody publishes a promise about how current the imagery behind any individual score is. Which is exactly why the capture date is the first thing worth asking about.
In Colorado, HB25-1182 requires a plain-language explanation of the score at nonrenewal and gives you a formal appeal with a 10-day acknowledgment and 30-day decision clock. In California, insurers using wildfire risk scores must disclose them and take appeals under regulation in force since October 2022. In Texas, HB 2067 gets you the written reason automatically, though no appeal right exists there. In every state, you or your agent can ask the insurer which vendor scored the property and request the report behind the decision, and the imagery vintage is a fair question to put in that request. Then compare dates. If the work orders, dump receipts, and invoices in your drawer postdate the imagery behind the score, you are not arguing with the model. You are informing it.
Ordinary phone photos help, but they invite two objections: that they were edited, or taken at some other time or place than claimed. An appeal reviewer or a new carrier's underwriter has no way to check. A sealed capture, with verified time, verified location, and tamper-evidence, carries its own answer to both objections. Pair it with the receipts, and describe the work the way the models score it: vegetation cleared 0 to 5 feet from the structure, the 5 to 30 foot band thinned, roof class, vent type.
