ZestyAI reports regulatory approval for rating and underwriting use across the western wildfire states, and in California the model has been cleared for use in rate filings under the Department of Insurance's pre-application review process. When a carrier or the FAIR Plan prices or declines a home on a property-specific wildfire score in those states, this is one of the handful of models likely behind it.
Read question two again. Roof characteristics and defensible space are your factors: they change when you do the work. But the model only sees the change when its imagery does, and imagery refreshes on the vendor's schedule, not yours. If your clearing or roof work postdates the imagery behind the score, the model is scoring a property that no longer exists. That failure mode has its own page.
In Colorado, request the plain-language score explanation HB25-1182 requires and appeal with evidence of your mitigation work; the insurer has 10 days to acknowledge and 30 to decide. In California, the score must be disclosed and an appeal path has existed since October 2022. In Texas and elsewhere without an appeal right, the score report still tells you exactly what the next carrier's underwriter will see, which is what door two, shopping the market with documentation, is built on.
